Absentee owners or owners of second or holiday homes will be only too well aware from bitter experience that they need someone local to keep an eye on their property.Depending on the location, their insurers may refuse to cover the property if it is not inspected once a week and will certainly load the premiums.
If you are living abroad or are only able to visit your home infrequently it has to be assumed that you would prefer not to spend the duration of your visit gardening, arranging repairs, delivery of fuel etc, etc and most of the time you are not here, worrying if the property is safe, secured, watertight and not damp.
You may even have decided not to buy or even sell because you do not have anyone to look after your property.
To put your mind at rest we have introduced a service whereby we will carry out weekly inspections of unoccupied property, organise any works required, as detailed below, and arrange payment of bills.
Effectively we act as "stand in owner" ensuring that the property is maintained as you would and bills are paid on time.
Visual check for damage or blockage to gutters and downpipes
Clear drains and gullies
Visual check of roof for slipped slates, damaged flashings
Visual check of glass and frames for damage
Visual check of main walls for faulty rendering, pointing, cracking or bowing, and water damage
Visual check of barge boards and supports
Check doors and locks for proper operation
Visual check of garden and drive
Visual check of walls, ceilings and floor to identify water ingress and pipe leaks
Check windows secured
Set and check timed lights/alarms, floodlights
Check heating operation - set for season
Water plants as instructed/required
Flush down toilets, rinse down basins, bath, sink, disinfect as appropriate
Visual check for vermin
Collect mail
Monthly charge for weekly inspections from £76.32
Mail forwarding £35.28 for 6 months plus postage.
Deposit balance of £30 required.
Monthly check of meter readings included in monthly charge
Organise garden maintenance
Arrange and supervise carrying out and completion of maintenance or repair work, liaising with Insurers as required and arranging payment. Charges to be agreed prior to any work commencing and appropriate funds to be put in place.
Additional visits to property in emergency or on owners instructions £20.00 /hour
We can arrange the payment of periodic bills for water, gas, electricity, oil etc, read meters and pay Council Tax and Insurance premiums if and when the owners have put us in funds.
The benefit to the owner is they only have to make one payment per month to us and we send out payment to the various utilities, having checked meter readings, the Local Authority, fuel supplier or Insurers.
The monies would be held in our Client Account against any such authorised expenditure.
We will provide monthly statements and expect the owner to maintain an agreed level of balance with us. Needless to say, if we do not have the funds available we cannot pay the bills.
Our fees would be based on an initial setup charge of £25 which includes computerised banking, thereafter £5.00 per payment.
We are of the opinion that just inspecting your property is not enough. If there is a problem we need to be able to act quickly to carry out emergency repairs to prevent any further damage.
To give us this capability we need to be in funds to enable us to instruct Contractors in the knowledge that we are able to pay them on your behalf.
An agreed figure with a minimum of £250 would be held in our Client Account against any such expenditure.
All fees and costs are subject to VAT at 17.5%
