Home Buying

The Estate Agent looks after the seller but nobody helps the buyer, so, when you have made your choice and want help with the purchase

If you are worried by negotiations we will agree a purchase figure with you and make an offer on your behalf subject to contract and subject to survey.

We will arrange, as required :

·         A homebuyers or full structural survey by a firm of Chartered Surveyors

·         An inspection and report on the electrical installation

·         An inspection and report on the gas installation

·         Laboratory tests on Private water supplies

·         Inspection of the septic tank system

·         An inspection and report on all timber

·         An environmental search and report to determine if the property is affected by past or present contaminating and polluting processes, coal mining activity, landfill, waste treatment, nearby toxic substances, the probability of radon gas, risk of subsidence and flooding, presence of power lines.

·         An insurance policy to cover the risk of contamination.

·         Acting on the information provided in the reports we will obtain quotes or estimates as appropriate for carrying out any works identified

·         We will negotiate a fee and instruct the Solicitor of your choice and monitor the purchase through to completion.

Fees & Costs

• Our Fee for negotiating a purchase is 0.5% of the final purchase price or 15% of the saving, whichever is greater, subject to a minimum fee of £425. This will of course include negotiating a fee with a Solicitor of your choice, liaising with the Solicitor and monitoring the purchase to completion. The Solicitors fees are payable direct by you.

• As a safeguard for yourself, especially when purchasing old or converted property we would recommend an appropriate structural survey and electrical, gas, timber, water testing.

Our fees for organising these surveys and tests amount to 12.5% of the cost subject to a minimum administration fee of £25 each.

• For obtaining further quotations for work specified and instructing the chosen contractor on your behalf, a fee of 12.5% of the final cost

• A contaminated land and environmental report will charged at cost plus 12.5%
• Insurance premiums are set for each property.
• Flood risk assessment will be charged at cost plus 12.5%
